Houston area guides

Katy

Katy's master-planned communities were built fast in the 1990s and 2000s, and a lot of them got builder-grade gutters — or none at all. This guide covers what usually goes wrong with Katy gutters, how they should be sized for west Houston storms, and what the fixes cost.

Sugar Land

From 1980s First Colony to new builds in Riverstone and Sienna, Sugar Land homes carry a lot of roof and sit on Fort Bend clay. This guide covers how to keep the water in the gutter and away from the slab, and what the common fixes cost.

Houston Heights

The Heights is a century-old neighborhood of small wood houses under some of the biggest live oaks in the city, getting the same Gulf Coast downpours as everywhere else. That combination wears gutters out in its own way.

How the houses change across the metro

The Houston area is one rain climate laid over several very different housing stocks. Close-in neighborhoods such as Meyerland, Sharpstown and Westbury are full of 1960s and 70s ranches, and plenty of those still wear steel gutters that are rusting from the inside or aluminum that is three decades old. The Heights and Garden Oaks add older bungalows, some with box-style profiles that a modern guard may not fit. Push out past the Beltway and the pattern flips: Cypress, Spring, Katy and the newer parts of Sugar Land are mostly two-story builds with large roof planes, where a builder hung a 5-inch gutter and one small 2x3 downspout per run.

So the same afternoon downpour, often two inches in an hour, causes different trouble depending on the street. On an older ranch it finds the rusted low spot or the weeping seam. On a newer two-story it overwhelms the single outlet and pours over the far corner.

Trees, soil and water

Tree cover sorts the metro too. Bellaire, West University and the Heights sit under big live oaks that shed catkins every March and April. In the Heights that load lands on century-old wood bungalows, which is why the Heights gutter guide treats fascia and half-round gutters as part of the repair. Kingwood, Spring and The Woodlands sit under loblolly pines, so needles are the fall problem there. The master-planned communities west of the Grand Parkway mostly have younger trees, which is why one cleaning a year often suffices in those subdivisions.

Underneath almost all of it is expansive clay over a slab. Fort Bend lots near the Brazos add a high water table, and yards backing onto Oyster Creek or a detention pond stay wet for days after a storm. Wherever you live, the downspout outlet matters as much as the gutter above it.

What changes from one city to the next

Prices for the common jobs fall in the same ranges inside Houston and in the suburbs, so moving from Pearland to Humble doesn't change what a reseal or a seamless run should cost. Paperwork is a different story. Houston, Sugar Land, Missouri City, Pearland, League City and the rest each run their own permitting office, and an address outside city limits may have its own process. Whether a gutter or drainage job needs a permit or an inspection is a question to check with the city before work starts; don't assume a neighbor's experience in the next town applies to yours.

Homeowner associations add another layer. Many suburban communities have architectural rules about trim and gutter color, so ask your HOA what is approved and get a spec sheet from whoever quotes the job.

Whichever town you are in, the sensible order is the same: get the water away from the slab, fix what leaks or sags, and only then think about guards or upgrades.

What's the same everywhere in Harris County

The guides on this site — gutter repair, seamless gutter installation, gutter guards, gutter cleaning, fascia & soffit repair — apply across Houston and every town listed above. Building permits, inspection rules and fees are set by each city, so a job in a suburb can follow slightly different paperwork than one inside Houston limits; the area guides note the known differences.

How estimate requests work

Calls and estimate requests from this site go to an independent local contractor partner who quotes and performs the work. You get a written quote before anything starts, and you are never obligated to hire. If you are outside the areas listed, call anyway and ask — the answer is quick.
