The five most common fixes

Leaking corners and end caps. Mitered corners are the weak point of any gutter. The sealant fails after 8–12 years in Houston heat, and the corner starts dripping onto the porch or the AC pad. The fix is to clean the joint back to bare aluminum and reseal it with a polyurethane gutter sealant that stays flexible; if the miter itself is corroded, the corner piece gets replaced. Sagging runs. The old spike-and-ferrule hangers back out of the fascia over time, especially on the sunny south and west sides where the wood dries and splits. The gutter drops in the middle, holds water, and gets heavier. Crushed or disconnected downspouts. Lawn mowers, ladders and cars in the driveway. A crushed downspout backs up the whole run. Replacement is quick, and it's worth asking for an upsize to 3x4 at the same time, which doubles the capacity for about $40 more per downspout. Pulled-off sections after storms. Wind gets under a gutter that's already loose and peels it back. If the section is straight it can be re-hung; if it's kinked, that run gets replaced and matched to the profile and color of the rest. After a named storm, photograph everything before anyone touches it so your adjuster has what they need.

Rotted fascia. This is the one people don't see. A gutter that has been overflowing for a few years soaks the fascia board behind it, and a gutter can't be hung on soft wood. Repair or replace?

A simple rule works for most houses. If the gutter is aluminum, under 20 years old, and the problem is in one or two places — repair. Aluminum gutter repair is cheap and lasts. If it's sectional (seams every 10 feet), steel and rusting, or more than a third of the runs need work, you'll spend almost as much patching it as you would on a new seamless system. 1. The contractor walks every run from a ladder, not from the ground, and checks the fascia behind it with a screwdriver.
2. They look at where every downspout drains. If it dumps at the slab, expect a recommendation for extensions — cheap, and the best thing you can do for a Houston foundation.
3. You get a written price. Small repairs are often done the same visit if you say yes.

Questions to ask before you approve a gutter repair in Houston

A short list keeps the visit honest and makes two written estimates easy to compare:

• What exactly failed, and where? Ask for photos of each spot, taken from the ladder. "General repairs" is not a scope.
• Is the fascia sound behind it? If a hanger is going back into wood, someone should have pushed a screwdriver into that wood first.

• Which sealant goes on the corners? Polyurethane or a tripolymer gutter sealant, not silicone over old caulk.
• Where will each downspout drain afterward? The answer should be four feet or more from the slab.

If one bidder can answer all six and another can't answer two, the cheaper number isn't really cheaper.

Common mistakes that turn a small repair into a big one

The first is resealing a corner that leaks because the run is pitched backward. Water sits against the joint, and the new bead fails within a season. Fix the pitch first, then seal.

The second is re-hanging a sagging run on the same holes. Old spike holes in the fascia are oval and soft by now, so new hangers should go into fresh wood a few inches over.

The third is leaving the downspout where it was. A repair that stops the drip but still dumps 600 gallons at the slab in every storm has only fixed the part you can see.

The last is waiting. A corner that drips this month is soaking the fascia under it, and a $200 reseal becomes a $600 fascia job after another summer.

After the repair

Run a hose in each repaired run on the next dry day and watch the corners and outlets. Look along the front edge after the first big storm for any spot where water went over. Then keep the downspouts clear: a quick flush each spring and fall does more to protect a repair than anything else.

What repair doesn't fix

A 5-inch gutter with one 2x3 downspout on a 60-foot run will overflow in a Gulf Coast storm no matter how well it's sealed. That's a sizing problem, and the honest fix is a second downspout, a 3x4 upgrade, or on a big roof a 6-inch run.
